Can I edit it in Google Docs?

Yes. Upload the .docx to Google Drive and choose Open with › Google Docs. Shading and tables carry over.

Can I change the colours and fonts?

Yes. Everything is standard Word formatting (Arial text with shaded table cells).

What paper size is it?

US Letter, portrait. For A4, change the page size in Word or Google Docs; the layout adapts.

Does it cover safety or legal requirements for my area?

No. The safety page is a layout for you to fill in. Smoke and CO alarms, extinguishers, pool and hot-tub rules depend on your local codes and your insurer.

Is the example property real?

No. Cedar & Pine Cottage, its hosts, address and phone number are fictional, and all of it is shaded as example content.
